Room & Board To Replace Barnes & Noble At Univeristy Village

Room & Board To Replace Barnes & Noble At University Village

The Seattle Times announced today that the modern furniture store, Room & Board, will be taking 27,000 sq. ft. of the space formerly occupied by Barnes & Noble at University Village.  The remaining 19,000 sq. ft. has yet to be leased.

This announcement comes as shock to many NE Seattle residents as Barnes & Noble became a “home away from home” for many.  I for one will miss the book store immensely.

If you or anyone you know is looking to buy or sell a home in NE Seattle, please give me a call! 206-334-6761 or Stephanie@cooperjacobs.com

Easy and helpful tips to winterize your home.

Easy and helpful tips to winterize your home.

Old Man Winter is back and since the forecast is calling for a colder and wetter winter this year, be prepared.  Below are 7 easy and helpful tips to get your home winterized.

1. Stop Drafts!

The U.S. Department of Energy reports that a simple draft can waste between 5-30% of energy use.  If you feel a draft coming in from under a door simply roll a towel and place it along the bottom of the door.  You can purchase fancier versions of this but a towel works great.  Make sure that drafts are not affecting your thermostat.  A draft can give your thermostat a false reading and therefore cause it to work overtime.  If you have drafty single-pane windows, pick up a Window Insulation Kit for under $10.00.

2. Change Furnace Filters!

During the heating season you should change your furnace filters once a month.  Dirty filters restrict air flow therefore increasing energy demand.  You may also consider switching to an electrostatic filter.  Electrostatic filters catch between 40-70% more debris than fiberglass filters.  Even better are HEPA filters which gather up to 99% of debris such as molds, bacterias, pollen, viruses, etc.

3. Drain A/C & Water Lines!

Simply drain any hoses or A/C pipes and be sure there is no pooling water in the equipment. Make sure all outdoor hoses are rolled up and stored away for the winter.  Cover any hose bibs with some type of insulator.  You can purchase a hose bib cover for under $5.00

4. Turn Down Your Water Heater!

Most home water heaters are set at 140 degrees but most of us don’t use or need water that hot. However you are paying extra for the energy it costs to heat the water.  Turning down your water heater can save you between 6-10% on you heating bill.

5. Tune Up Your Furnace!

Keeping your furnace clean, lubricated, and properly adjusted can save you up to 5% on your energy bill.  If your furnace is old, it might be time for an upgrade.  New furnaces can be expensive but it will save you in the long run.

6. Reprogram Your Thermostat!

It’s probably not necessary to keep your heat on all day long.  Set your thermostat to come on 1 hour before you get home and turn it off at night when you go to sleep.  Did you know that every degree you turn down your thermostat can save you between 1-3% on your heating bill?

7. Insulate Your Attic Floor and Basement Ceiling!

We all know that heat rises and if your attic is not well insulated, the heat goes up and out.  Adding insulation to all interior walls can make a huge difference as well.

Fire Station #38…Your New Home!

 Fire Station #38…Your New Home!

Ever dreamed of owning your own fire station?  Now’s your chance!  Last month the Seattle City Council approved the sale of 2 vintage fire stations, one of which is located in the Bryant neighborhood of Seattle…old Fire Station #38!

Though owning your own piece of Seattle history seems like a lot of fun, do your research as this property comes with some challenges.

The first being the layout.  The firehouse was designed to house firefighters and equipment so expect a lot of chopped up spaces. Secondly, think you want to paint your new fire doors green? Not so fast.  Before making changes to architectural features on the front exterior of the structure, you must first consult the city’s Landmark Preservation Board.

Click here to check out the new Fire Station #38 which recently moved to the nearby neighborhood of Hawthorne Hills.  Great news about this is that all the proceeds from this Seattle real estate sale go directly to benefit local firefighters.

I am also happy to show you this or other NE Seattle properties.

A Brief History of View Ridge

A Brief History of View Ridge

View Ridge Homes

View Ridge, although not having fixed boundaries, can be thought of as NE 65th Street in the south, 40th and 45th Avenues NE in the west, Sand Point Country Club in the north, and Sand Point Way in the east.

View Ridge was first settled in 1936 by Ralph Jones and Al Balch.  After purchasing 10 acres, Jones and Balch cleared trees to create views of Lake Washington and the Cascade Mountains.  After selling properties between $450.00-$940.00, they were able to expand their efforts and buy more land to reach the current boundaries of View Ridge.

Looking for a Seattle view property?  Many of the homes in View Ridge offer breathtaking views of Lake Washington, Mount Rainier, and the Cascade Mountain Range.  Looking for a fantastic Elementary school?  View Ridge Elementary is considered to be one of the best elementary schools in the state of Washington according to www.Greatschools.com.

If you’re considering a View Ridge property or another NE Seattle home, please feel free to contact me.
